In Virginia, owner’s title insurance is the buyer’s decision and the buyer’s expense. Your lender will require a lender’s policy to protect the loan, but only an owner’s policy protects your equity.
What an owner’s policy covers
- Forged or fraudulent deeds in the chain of title
- Undisclosed heirs and errors in prior probates
- Liens and judgments missed in the public record
- Recording mistakes and defective legal descriptions
The premium is paid once, at closing, and coverage lasts as long as you or your heirs own the property.
What it costs
Under the Virginia schedule our calculator uses, a standard owner’s policy is $4.31 per $1,000 up to $250,000 and $4.08 per $1,000 from $250,000 to $500,000, with a $300 minimum. When the lender’s policy is issued at the same time, it costs a flat $200 up to the owner’s amount. An enhanced homeowner’s policy adds broader coverage for a modestly higher premium.
