If you are selling a home in Northern Virginia, your deed charges include one more line than in the rest of the state: the regional congestion relief fee. It funds regional transportation and is paid by the seller at closing.

How it is calculated

The fee is $0.10 per $100 of the value used for grantor tax. On a $750,000 sale it is $750, in addition to $750 of grantor tax.

Where it applies

The fee applies to deeds recorded in Northern Virginia localities, including Arlington, Fairfax and Loudoun counties, Prince William County and the cities of Alexandria, Fairfax, Falls Church, Manassas and Manassas Park. Your settlement agent will confirm whether it applies to your property.

Plan for it on your net sheet

Because it is calculated on the sale price, the fee grows with the price of the home. Our Virginia seller net sheet adds it automatically when you choose a Northern Virginia locality.
