Most Utah home sales use the Utah Real Estate Purchase Contract (REPC). Instead of counting days from acceptance like many states, the REPC asks the parties to write in specific calendar dates for each key deadline. Missing one can cost a buyer the right to cancel and get earnest money back, so it pays to know what each date does.
Seller Disclosure Deadline
The date by which the seller must deliver the required disclosures, such as the seller property condition disclosure and any HOA information. Buyers should read these carefully during due diligence.
Due Diligence Deadline
The buyer’s window to inspect the home, review the title commitment, check HOA documents, insurance and anything else that matters to them. Objections or cancellation generally must be made in writing before this deadline.
Financing & Appraisal Deadline
The date by which the buyer must have loan approval and an acceptable appraisal, or cancel under the contract’s financing and appraisal terms.
Settlement Deadline
The date by which buyer and seller must sign documents and deliver funds to the title company. Recording and funding follow settlement.
