How Utah title insurance is priced
Utah is a title-and-escrow state: the title company examines the record, issues the commitment, holds the earnest money and runs the closing. Title premiums are filed with the Utah Insurance Department by each underwriter and agency, so pricing can differ between companies. Utah has no transfer tax and charges a flat $40 to record each document, which keeps Utah closing costs low compared with most states.
This calculator uses a filed Utah basic rate table: $200 covers the first $10,000 of liability, then each additional $1,000 is charged on a sliding scale ($5.50 up to $50,000, $5.10 to $100,000, $4.60 to $250,000, $3.70 to $500,000, and less above that). A standard owner’s policy is 100% of the basic rate, a homeowner’s (expanded) policy is 110% and an extended coverage owner’s policy is 150%. The lender’s policy on a purchase is 50%, 65% or 70% of the basic rate for standard, extended and expanded coverage.
