How Arizona title insurance is priced
Arizona is an escrow state: a neutral escrow officer holds the funds and documents and closes when every condition in the escrow instructions is met. Title insurance rates are filed by each underwriter by county zone, so the same policy costs slightly different amounts in Maricopa, Pima or Mohave County. Arizona has no transfer tax; the only deed charges are the $30 recording fee and a $2 Affidavit of Property Value fee.
Arizona premiums come from a filed table for each county zone. Pick your county and the calculator applies that zone’s basic rate (rounded up to the next $10,000). A standard owner’s policy is 100% of the basic rate, a homeowner’s policy 110% and extended coverage 150%. When the lender’s extended policy is issued with a standard or homeowner’s owner’s policy, it is 65% of the basic rate; with an extended owner’s policy it is a flat $100.
