Buyers moving from other states are often surprised by how little it costs to record documents in Arizona. There is no state or county transfer tax on a sale and no tax on the mortgage. Instead, Arizona counties charge a flat recording fee per document.
What it costs to record
- $30 per document — deeds, deeds of trust and releases.
- $2 Affidavit of Property Value fee on most deeds.
A typical financed purchase records a deed and a deed of trust, so the buyer’s recording charges are about $62. Sellers usually pay $30 to record the release of their old loan.
The Affidavit of Property Value
Arizona requires an Affidavit of Property Value with most deeds. It reports the sale price and details of the transaction to the county assessor and the Arizona Department of Revenue. Your escrow officer prepares it and both buyer and seller sign it at closing.
Property taxes at closing
Arizona property taxes are paid in arrears, in two halves due October 1 and March 1. At closing the seller credits the buyer for taxes from January 1 through the day before closing, adjusted for any amount the seller has already paid.
